Couple's Apartment
After being overseas in HongKong for three years, owners Michael and Dorit felt that thisapartment was going to be crucial to them settling back in and having the kind of space that let them hang out with family and friends. Their apartment was designed by Tali Roth of Homepolish and is located in One Hanson Place, a former savings banktower and one of the tallest buildings in Brooklyn, New York, USA. The apartment is decorated with clusters of meaningful objects (the Buddha heads are fromThailand, Cambodia, India and Vietnam), collectibles and artwork (from Bali and India) throughout, all collected on the couples’ travels.

The 10 Things Every Millennial Needs To Know Before Buying A First HomeDaily Interior Design Ideas

Millenials are getting ready to buy theirdreamhomes. Image Via: Wettling Architects

Right now, millennials might have a reputation of crazy twenty-somethings not quite ready to settle down. But, a recent report by the Joint Center for Housing Studies of Harvard University found that “the number of households in their 30s should increase by 2.7 million over the next decade.” Ready or not, the millennial boom is coming.

Whether you count yourself in that demographic or are just a first time homebuyer. There are some topics in the buyingprocess that are essential to knowbefore taking the plunge.

We’ve compiled a list of the ten mostimportantthings that everyone new to the housing marketneeds to know. Look them over and keep them in mind as you start your housing search. You only buy your first home once, so let us help you make it count.

1. Hire a Professional Realtor

Let’s all admit it. Real estate agents often get a bad rap as swindlers. It’s because of that stigma – and the thought of saving a few dollars – that keeps many peoplefrom using them. However, listening to the hype may cost you more in the long run.

Your first time in the real estate market can get confusing. There’s lots of legal negotiation and large sums of money are often involved. There is no reason to add on the stress of having to navigate through the transaction alone, especially since if you decide to go it alone. Hire a professional to assist you.

A qualified professional can help you sort through the industry terms that make up the majority of contracts and inspection reports. They do the leg work of setting up showings and act as your advocate during the transaction so that you’re free to focus on preparing for your move. In the middle of all that craziness, you’ll appreciate the extra assistance.

2. Look Realistically At Your Budget

Your budget is the first thing that you need to look at when getting ready to buy a home. After all, it determines which properties you see and you don’twant to find yourself in a situation where you miss out on the perfecthouse because you’re not sure how much you can spend. Or, worse yet, find yourself falling in love with a dream home you can’t afford.

Budgeting is the way to make sure that you only look at houses that you can feasibly and comfortably. Doing so will help you save time and help you get into your new property much faster.

Sit down and budget your income versus expenses. Try to settle on two amounts: One figure that shows the amount you’d be comfortable spending monthly and another that shows your absolute maximum. You can use a budget calculator to help, if necessary.

3. Prioritize Your Wish List

We all have a wish list for our for our future dream homes. Whether it’s a gourmet kitchen or fabulous outdoor pool setup, odds are you know what you want and exactly how it should look. We’re happy to tell you that can take some your wish list with you when looking at properties, just not all of it.

When it comes to looking at real estate and especially when you are looking at starter homes, prioritization is key. You may not get every item on your list, but if you narrow it down to the features you absolutely need, you’ll likely end up happy with the result.

So make two lists. One with items that are absolutely necessary like the number of – bedrooms and bathrooms in a home – and another for nonessential items that would make you happy to have in a home. Focus on finding properties that check off all of the items on your first list and think of items on the second list as added benefits.

4. Focus on Location

As for what should top your wish list, location is absolutely key. If you think about it, it is the one feature of your new home that absolutely will not change. Since you’re unable to alter it in any way, take the time to make sure that it will suit your needs for many years to come.

Before putting an offer in on a property, do your homework. Map out how long it will take you to get to work or school. Check the proximity to all essential spots like grocery stores and pharmacies. Make sure you’re happy with the amount of nightlife in the area.

It may be a good idea to have a few target areas in mind before meeting with your real estate agent. That way, he or she will be able to target your home search to properties that fit your needs.

5. Don’t Sweat The Small Stuff

Once you’re finally get to start the showing process, it’s exciting and overwhelming. You’ll be seeing a lot of houses rather quickly. Sometimes it can be hard to separate one property from the other and to pick out the features you like the most.

In an effort to keep everything straight, many first time buyers have a tendency to identify properties by focusing on the smalldetails – a wallpapered diningroom or some vinyl flooring in the kitchen. But, continually focusing on the small details can hurt in the long run, if you decide not to move forward on a house because of them.

Instead, every once in a while, try to force yourself to take a step back and look at the bigger picture. Is the house structurally sound? Does it require any monumental repairs? As long as those things are okay, small details like wallpaper can be fixed later down the road.

6. Go In With Your Best Offer

Real estate is one of the few areas where saleprice is still up for negotiation. Unfortunately, this means that many people, especially those like first-time homebuyers who may be working on a lower budget, go in to the buying process with the mindset that they can try and score a deal on their new property.

However, by doing so you may actually be setting yourself up for disappointment. If their is another offer on the table, submitting an offer that is far below the sale price will almost certainly put you out of the running. Even if there is no other competition for the property, a super low offer may insult the sellers and they could decide to reject it as a result.

When you’re thinking of what price you’d like to put forward, ask yourself how you would feel if you received the same. If you would turn your nose up at an identical offering, consider going in a little higher. This particular piece of advice comes with one caveat. If you absolutely love the property, go in with your best foot forward. However, if you feel lukewarm about the house, feel free to try and score a deal.

7. Gather All Your Inspection Information

It’s true. Home inspections are optional. Some people choose to skip them to avoid paying the upfront costs. However, especially when it’s your first time buying a home, we do not recommend skipping them. In fact, we suggest you gather as much inspection information as possible.

This is because inspections can often reveal hidden issues like expensive repairs. Plus, since buyers are still able to walk away from the transaction during their inspection timeframe, if you find that the repairs are too much to handle, you will be able to move on to another home that better suits your needs.

However, if you opt out of your inspections, you are essentially agreeing to take the home in its current condition, whatever that may be. If you happen to find a major issue later down the road, it will be your responsibility. Whenever possible, get the information upfront.

8. Keep A Level Head When Negotiating

Once you’re under contract and headed to the settlement table, every decision becomes a negotiation – who will shoulder the cost of repairs, what items will get left behind, even when settlement will be. The best thing that you can do in these situations is to work at keeping a level head.

It can be easy to get over invested in getting your way, particularly when making a decision that you are truly passionate about. But, remember that successful negotiations work on a system of give-and-take.

Stand your ground when you believe that you have a cause and try to do so in a polite and respectful manner. However, don’t underestimate the power of striking a compromise or ever conceding on issues that aren’t so important to you. You never know when that act of good will may be returned by the sellers.

9. Don’t Tackle Every Improvement At Once

This is the biggest mistake that many new homeowners make. While it’s sounds like a great idea to get all of the annoying construction out of the way at one time, taking on too many improvements at one time is a sure way to become overwhelmed with your new home before you’ve even truly had a chance to unpack.

Instead, only focus on the repairs that are absolutely necessary to make your home livable. Then, live in the space for a few months before taking on any cosmetic fixes. Living in your home may open your eyes to better repair scenarios than you had originally envisioned.

Then, when it’s time to tackle those upgrades, take on one project at a time. Remember, presumably you’ll be living for at least the next few years, so you have time to make your mark.

10. Aim For Resale Value

Let’s be honest for a second: It’s very unlikely that your first home will end up being the home you live in until you become old and gray. In a few years, you may need to relocate for a job or your family may grow.

That’s why when buying your first home you should focus on resalevalue. While it’s obviously important to find a home that you love, you should also focus on finding one that will appeal to others, if you need to sell it in the future.

As for what counts as resale value, think about things that appeal to the younger generation – first-time homebuyers. Things like proximity to shops and restaurants, curb appeal, and neutral upgrades tend to have mass appeal.

Focus on making improvements that will add resale value to the property. Image Via: Axis Mundi

Buying your first home is exciting, nerve-racking, and downright terrifying all in one. It’s a once-in-a-lifetime experience and we are here for you every step of the way. We’ve compiled a list of all the thing’s that millennals – and those who love them need to know before entering the housing market. Keep them in mind as you search for your first home and beyond. After all, you never outgrow good advice.

Millennials, what questions do you have about the housing market? What are you looking for in a home? Let us know in the comments below.

December Daily Week ThreeDaily Interior Design Ideas

December Daily Week 3Week3 currently? You know what that implies…Christmas is this week! I’m excited to wrap up this venture. Not that I’m anxious for it to be in excess of, but I’m searching forward to getting a finished scrapbook for my shelf. It’ll be my first one particular given that we’ve been married. I already cleared a room for it. Ha!

Here’s my progressfrom week three:

1Once yet again, I did all my printing at residence this week. I also started out functioning on a (Huge) scrapbooking venture that will be on the blog later in January and I invested so muchtime printing. It was kinda funny since I got addicted and Saturday morning it was the initial issue I thought of when I woke up. It truly is super gratifying to have printed hundreds of pictures this week that had been just sitting on my old telephone and tough-drives. I will share more about that quickly!

Covering my album with photos and a new spine colorThis week I finally received close to to finishing the album cover. It was super simple! 1. I printed two photos (for the front and back) at 7×10 inches (just a small bigger than the cover space I essential to cover. I adhered the photographs to the front and the back with plenty of scrapbook adhesive. 2-three. I flipped the album over and trimmed the photo to fit the cover completely with rounded corners. 4. I pried the metal embellishment off the spine with a screwdriver and my giant muscles, of program! 5. (not pictured) I reduce piece of gold scrap leather (leftover from this rather venture) to match the spine. I utilized superglue to adhere it. I would like to include 2013 to it as well- but I am not sure what to use. Any suggestions?

33I adore the gold spine! I adore red too, but I have a vision of matching shade-coded scrapbooks (heh! Dream big, proper?) and metallics just truly feel quite flawlessly festive to me!

These pictures had been taken by our talented friend Candice Stringham on a latest snow day here in our neighborhood. They are a treasure to us. Thank you Candice!!!

5I employed one more photograph for the back of the book.

6We have a very stringent no-Scrooge policy close to right here. No one is allowed to be a holiday hater. That’s just not Ok. With that said, we had entertaining naming our favouriteannoying vacation songs at brunch the other day! I imply, how did the twelve days of Christmas not make the list? haha. (Now you have to tell me yours in the feedback!)

7Of program the images that Candice took deserved a couplepages. If I would have been organized ample to send out cards I would have utilized these. Unfortunately, it didn’t take place this 12months. I’ll forgive myself eventually. Hats off to all of you who did it. You win each and every prize. :)

8Rachel visited this week. It was a function/enjoyable visit. We did a great deal of each and it was fantastic to see her.

9The dogs have a whole lot of holiday outfits. These are their elf shirts.

On this page you can see that I finally ran out of full page protectors. :(Allow the slicing get started! Suki still seems to be cute in four pieces, don’t you consider?

10I’ve been documenting the progress on our new space. I could make a complete book about just that, but I made a decision to just add a few pictures here so that many years from now I’ll bear in mind that this was the year we were renovating the new studio.

Yesterday was our cousin’s weddingceremony. It was a wonderful night. Critically, a single of the most enjoyable weddings I have ever been to! I am thankful I was in a position to get a number of snapshots with my phone.

11I begged my grandparents to consider a photo boothtogether and they did. They gave me an additional copy of their strip and I stole a single of Emma and Trey’s also. They are all getting framed asap!

My grandfather looked adorable in his tux. I received to sit by him at the reception. Very best seat in the residence.

Making a holiday card pocketConfession time! In years previous I have tossed our Christmas card stashes. I often felt horrible, but what was I going to do with them? This yr I am so so so fired up that as an alternative of tossing them they have a tiny residence in the back of our album. On that note, I just have to say, I’m blown away by how cute everyone’s cards are! It truly is SO entertaining to see all our friends’ expanding families and recollections from the 12 months. It really is special.

To make the pocket: 1. Staple a piece of cardstock to a webpage protector (make it as huge as you can to match in your book). two. Trim the extra webpage protector away and adhere the pocket to your book. three. Use ribbon or tape the hide the staples. Include letter stickers. 3. Done and completed! Now you can save these puppies permanently.

12So cute, correct?!

13Progress! I cannot believe there’s just one a lot more week left!

Right here are a couple of ideas about this task.

1. I’m so glad I tried. I almost certainly would not have printed out any pictures this month if it wasn’t for this challenge. I would have been happy with anything at all, but possessing this nearly completed tiny guide feels like a treasure to me. Thanks for inviting me to join in the exciting, Ali!

2. The holidays are not perfect. Jeremy, Rachel and Katie and I had some very good conversations this week about how the holidays can be a good deal of stress. It really is superb to have men and women to acquire presents for and events to attend and a property to decorate with sparkly decorations, but it’s a lot. A whole lot to do, a great deal to remember and a whole lot to appreciate in what’s truly a very quick time period of time.

I didn’t send out cards, my property is not flawlessly festive and I essentially forget to use my camera all month. There are moments when I truly feel discouraged by our hectic schedule. I’m guilty of commencing also numerous sentences with, “When we have youngsters we’ll begin (insert any tradition or cute family members action right here)”.

I share all of this to say that I’m thankful that this Sunday ritual of printing out my photos and placing them in a book. This basic job has aided me recognize how full and gorgeous our dailylife is. It reminds me that nothing is missing that that my imperfect life is deserving of all the gratitude in my heart.

three. I want to make much more albums. It’s a excellent feeling as the new 12 months approaches! Let’s do this!

Hope you guys had a wonderful week! xo. Elsie

20 Fridge Organization Tips That Put Your Design Skills To The TestDaily Interior Design Ideas

Cleaning and organizingthe fridge is one of those tasks we all try to avoid and to postpone for as long as we can. When you thinkabout it, fridge organization should be a priority on our to-do lists but, in order to make it a success, you need a few clevertricks up your sleeve.

Start-Clean-Back Smart Tips!

Here’s a tip: START by taking everything out. CLEANthe shelves and drawers and then start putting thingsBACK together. The last part is the one that poses problems so hopefully these extra tips can help.

Before and After fridge organization.

Here’s an example of how you can drastically transform the way the interior of your fridge looks like, just so you get inspired. Before, everything was squeezed in there and you’d have to dig deep to find the thing you needed. A few baskets and a little bit of organization made a huge difference.{found on mapleandmagnolia}.

Use egg holders.

Most fridges come with their own egg holders but you should really update if you really want to make a difference. Try this one. It’s a clear egg holder with 14 slots, built-in handles and a sturdy lid that allows you to stack multiples or to place other items on top.Available on site.

The expiration date trick.

Keep track of the freshness of your food so, if for example you transfer the eggs from their egg carton to a more fancy container, write the expiration date on the last egg with a marker.

An eat me first box.

When you have lots of items in the fridge, it’s easy to get distracted and to let some go bad or expire. It’s why you should consider having an eat me first box. Here you basically put the things that are in danger of going bad so you can see them and consume them.

Use labels.

Labels are great for organizing just about anything. In the fridge, you can out labels on baskets, boxes, jars and bottles, so you know what’s inside. It makes it easier to identify the item you need without having to take it out and look inside.{found on thesocialhome}.

Hanging storage.

Since it’s such a successful method, hanging storage is also very useful in the fridge. No surprise there I guess. This food hammock or however you want to call it can expand and collapse just like an accordion allowing you to store vegetables, fruits and other things.Found on kickstarter.

Keep your fruits in order.

You know how frustrating digging for fruits in the depths of your fridge can be so you might want to try a fruit dispenser. This one slides fruit from back to front, it has a clear and simpledesign and takes up little space. It’s useful for smaller fruits like limes and kiwis.Available for $ 5.99.

Beverage dispenser.

If you store your beverages on the shelves, arranged in rows, you waste a lot of valuable space. Try instead a can dispenser. This one holds 12 cans so it’s very roomy and practical. Gives the dimensions, you might have to adjust the door shelves.Found on site.

Clear bins and trays.

Storing things in transparent containers is very practical, especially in the fridge. It makes it easy to identify the item you need and to take it out without any extra effort. Storing fruits and other things in bins and trays is also great if you want to save space.Available on site.

Bottle stabilizers.

When there’s no more room on the fridge door, you can store your wine bottles horizontally on the shelves and, with these stabilizers, you don’t have to worry about them rolling out and getting damaged. Also, these small stabilizers stack.Available for $ 2.99.

Lazy Susans.

Use Lazy Susans on the fridge shelves to store small and miscellaneous items. The rotating base lets you browse and find exactly what you’re looking for without knocking over everything in your way just to get to that jar in the back.

Store things on the fridge wall.

Even when all the shelves in your fridge are packed, there’s still some space left on the fridge walls so you might as well take advantage of that. You can use bathroom suction baskets or some other similar items you can think of. Just be creative.{found on site}.

Dry-erase lists.

If you’re superorganized by nature, you might also like the idea of keeping track of everything that’s in your fridge. You can turn the fridge door into a dry-erase board and make a list of all the items you have inside, organizing them in categories. It also makes it easier to create grocery lists.{found on chiotsrun}.

Recycle and repurpose.

Binder clip stabilizers.

Use binder clips to hold up bottles and cans on the shelves inside your fridge. This idea only works if you have grill shelves so for other types you’ll have to come up with a differentsolution.

Six-pack containers.

Use empty six pack containers to organize the items you store on your fridge door. Not all the items fit in the containers but you can use them for your condiments for example.
